Define and communicate your style to your contractor in the beginning. You may also want to create a portfolio of designs, products and materials that you like with photos, brochures, samples, etc. so you can articulate to your contractor what you would like. 2) Room size.
If your contractor is creating a new room or space, remember that the space may look different on paper than in real life. Keep in mind the size of the furniture that will be in the room when re-sizing the space.
3) Flow of Traffic.
The flow of traffic is essential to keep in mind when renovating for a functional, practical space. Think about how your family moves around the home. Are there high traffic areas that might require more space? Are there dead areas that no-one uses? Communicate the flow of traffic to your contractor for a well-functioning home.
4) Lighting.
Depending on the size of your renovation, your project may need a lighting plan. Lighting plays a huge role in determining the ambiance and mood of the room, and also contribute to the colours and décor. Talk to your contractor about which types of lighting should be used in your project, such as pot lights, dimmers, chandeliers, etc.
5) Small Structural Changes.
Your contractor will know how to handle the large structural changes, however you may like to have some input on smaller items, such as fireplaces, doors and windows. Will your new space have windows to let in natural light? Will it require a separate entrance or new doors? Do you want a fireplace? If so will it be the focal point of the room? Discuss these smaller structural items with your contractor before starting.
