The main priority for these clients was to add space. We will be adding approximately 900 square feet with an addition at the rear and side of the main level. We will also be adding a 40’ x 12’ rooftop deck that will give them amazing views to the Northern mountains. This home will be completely redone on both levels including a new exterior.

Concrete pour #2 is happening! The new foundation wall is attached to existing foundation to support the addition at the back of the house and rooftop deck.

After ripping out the old basement staircase, we installed a new staircase which faces the opposite direction. We changed the direction of the staircase to accommodate the new design. In order to build stairs you need to determine the total height from landing to the top of the upper floor. Then divide that by the number of steps you want!

We’ve installed a dimpled membrane for superior waterproofing to keep water out of the basement. The drain tile is also underway.

Drain tile is complete and ready for inspection. The pipe seen in the picture point up is solid PVC to pick up rain water from the rooftop deck. The pipe below that and buried in gravel is perforated PVC pipe to pick up groundwater and carry it away from the foundation.

We’re building walls and putting up beams to support the floor. That’s a custom steel bracket to support the beams.

Installing cantilevered treated 2” x 10” joists to support the staircase landing for access to the rooftop deck. We’re using treated lumber for the cantilevered section because it will be exposed to the weather.

We have to remove the old section of wall so we can expand the kitchen into the newly built addition.

The framing of the exterior walls of the additional is complete. This additional space is for the dining room and bedroom. Notice sheeting joints are blocked on this exterior wall, this is because our engineer has required it, it’s called an SW2 wall

This is the transition point from the existing house to the addition. Now we have to cut back the existing roof and attach a large beam to the trusses. This beam will support the existing roof and the rooftop deck which is next up to be built.

The new roof is attached to the half wall. We had to build a half wall so we could create the proper slope for the new roof up against this deck.

This is the new connection point for the drainage to an existing 4″ cast iron line that goes out the front of the house and connects to the city sewer system.

We’ve prepped for the en-suite tile, which required the installation of self leveling to the floor. The waterproof membrane has also been installed on the shower walls.

The main floor bathroom waterproofing is installed on the tub surround walls. There is a @ditra floor mat installed which acts as a decoupling membrane to prevent tile from cracking as well as adding extra substrate strength.

Here we’re installing the in-floor heat in the en-suite bathroom….even the shower floor gets heat. Who doesn’t love warm feet?
