Lai Project

Project Summary

The main priority for these clients was to add space.  We will be adding approximately 900 square feet with an addition at the rear and side of the main level. We will also be adding a 40’ x 12’ rooftop deck that will give them amazing views to the Northern mountains.  This home will be completely redone on both levels including a new exterior.

#ProjectsInProgress #LaiProject

The excavation has begun! In order for us to expand the square footage of the home and install a new roof top deck, we need to dig down, underpin the existing foundation and lay concrete for footings to support the new structure.

The excavation has begun! In order for us to expand the square footage of the home and install a new roof top deck, we need to dig down, underpin the existing foundation and lay concrete for footings to support the new structure.

#ProjectsInProgress #LaiProject

We’re adding footings to the existing foundation of this project to support the weight of the addition to the home as well as the roof top deck.

#ProjectsInProgress #LaiProject

Rebar for the new footings has been installed and we’re ready to pour some concrete.

#ProjectsInProgress #LaiProject

Concrete pour day, lucky the concrete boom could reach over the house

#ProjectsInProgress #LaiProject

Concrete poured, forms stripped. Now we have to get ready for the 2nd concrete pour!

#ProjectsInProgress #LaiProject

1st concrete pour was successful, now we’re reinforcing the wall for second the 2nd concrete pour!

#ProjectsInProgress #LaiProject

Concrete pour #2 is happening! The new foundation wall is attached to existing foundation to support the addition at the back of the house and rooftop deck.

#ProjectsInProgress #LaiProject

After ripping out the old basement staircase, we installed a new staircase which faces the opposite direction. We changed the direction of the staircase to accommodate the new design. In order to build stairs you need to determine the total height from landing to the top of the upper floor. Then divide that by the number of steps you want!

#ProjectsInProgress #LaiProject

We’ve installed a dimpled membrane for superior waterproofing to keep water out of the basement. The drain tile is also underway.

#ProjectsInProgress #LaiProject

Drain tile is complete and ready for inspection. The pipe seen in the picture point up is solid PVC to pick up rain water from the rooftop deck. The pipe below that and buried in gravel is perforated PVC pipe to pick up groundwater and carry it away from the foundation.

#ProjectsInProgress #LaiProject

Framing new interior walls for the re-designed layout.

#ProjectsInProgress #LaiProject

Starting to back-fill the foundation. We love using big machines! Special thanks to Felix Bulldozing.

#ProjectsInProgress #LaiProject

Backfill complete!

#ProjectsInProgress #LaiProject

Our lumber from @pocobuildingsupplies has arrived. We’re ready to start framing the addition to this house.

#ProjectsInProgress #LaiProject

We’re building walls and putting up beams to support the floor. That’s a custom steel bracket to support the beams.

#ProjectsInProgress #LaiProject

The floor joists are being installed.

#ProjectsInProgress #LaiProject

Installing cantilevered treated 2” x 10” joists to support the staircase landing for access to the rooftop deck. We’re using treated lumber for the cantilevered section because it will be exposed to the weather.

#ProjectsInProgress #LaiProject

Check out the new kitchen window we framed!

#ProjectsInProgress #LaiProject

We have to remove the old section of wall so we can expand the kitchen into the newly built addition.

#ProjectsInProgress #LaiProject

The framing of the exterior walls of the additional is complete. This additional space is for the dining room and bedroom. Notice sheeting joints are blocked on this exterior wall, this is because our engineer has required it, it’s called an SW2 wall

#ProjectsInProgress #LaiProject

Here are the exterior walls of the addition. Notice the custom steel Simpson brackets on top of 6”x6” posts supporting the beams which carry the floor joist.

#ProjectsInProgress #LaiProject

This is the transition point from the existing house to the addition. Now we have to cut back the existing roof and attach a large beam to the trusses. This beam will support the existing roof and the rooftop deck which is next up to be built.

#ProjectsInProgress #LaiProject

We’ve installed the roof trusses over the side addition.

#ProjectsInProgress #LaiProject

The rooftop deck is well underway. This deck is going to be a massive 12’x40’ space!

#ProjectsInProgress #LaiProject

Check out these amazing views of North Coquitlam from this rooftop deck!

#ProjectsInProgress #LaiProject

The beam shown here is supporting both the existing roof and the rooftop deck.

#ProjectsInProgress #LaiProject

The new roof is attached to the half wall. We had to build a half wall so we could create the proper slope for the new roof up against this deck.

#ProjectsInProgress #LaiProject

The rooftop deck is sheeted and almost ready for vinyl membrane.

#ProjectsInProgress #LaiProject

The half wall with a new roof is attached and ready for the torch.

#ProjectsInProgress #LaiProject

The new double garage and deck along the front of the house is framed and ready for vinyl membrane.

#ProjectsInProgress #LaiProject

The holes that were cut on slab so we could add footings are now filled with concrete.

#ProjectsInProgress #LaiProject

The drainage for the basement bathroom is ready for inspection.

#ProjectsInProgress #LaiProject

This is the new connection point for the drainage to an existing 4″ cast iron line that goes out the front of the house and connects to the city sewer system.

#ProjectsInProgress #LaiProject

We’ve got the rooftop deck stair landings in place and are ready for stair stringers to be installed.

#ProjectsInProgress #LaiProject

The window openings are prepped with peel-n-stick and building paper so they are ready for window installation next week.

#ProjectsInProgress #LaiProject

The duct work is being installed for the new HVAC system.

#ProjectsInProgress #LaiProject

The main floor bathroom tub is installed and looking good!

The rear vinyl is going up nicely!

#ProjectsInProgress #LaiProject

We’re all done installing the drywall, next step is mud and tape!

#ProjectsInProgress #LaiProject

#ProjectsInProgress #LaiProject

Drywall, taping, mudding and first coats of paint complete.

#ProjectsInProgress #LaiProject

Interior doors are getting their first coats of paint.

#ProjectsInProgress #LaiProject

The exterior brick for the front of the house is just getting started.

#ProjectsInProgress #LaiProject

New garage doors are installed.

#ProjectsInProgress #LaiProject

We’ve prepped for the en-suite tile, which required the installation of self leveling to the floor. The waterproof membrane has also been installed on the shower walls.

#ProjectsInProgress #LaiProject

The main floor bathroom waterproofing is installed on the tub surround walls. There is a @ditra floor mat installed which acts as a decoupling membrane to prevent tile from cracking as well as adding extra substrate strength.

#ProjectsInProgress #LaiProject

Here we’re installing the in-floor heat in the en-suite bathroom….even the shower floor gets heat. Who doesn’t love warm feet?

#ProjectsInProgress #LaiProject

Floor tile is complete and the shower walls are on deck!

#ProjectsInProgress #LaiProject

The only thing this shower tile is missing is grout.

#ProjectsInProgress #LaiProject
